Earth-Appraisal performed a series of EDD investigations on a pool of approximately 200 assets located throughout Japan. The first stage of the investigation included PPSI™ Mapping & historic review of the pool assets to rank potential liabilities on an asset-by-asset basis. After the risk ranking process, assets were selected for additional investigation ranging from drive-by inspections to Phase I due diligence efforts including asbestos sampling. Environmental liabilities posed by each site were quantified, ranked and aggregated to assess the need for additional investigations and the total liability of the pool. Assessed environmental criteria are outlined in the following table:
| EDD Ranking Criteria |
|
| - Structure - Building Type - GFA Size (sq.m) - Number of floors including ground level - Number and use of levels below ground level - Percent of Property Covered by Buildings - Percentage Coverage of Site Area by Subsurface - - Developed Levels - Building Description |
- Tenants - Site Setting - Surrounding Areas - Site History - On-Site Soil &Groundwater - Off-Site Risk Sources - AsbestosMbr> - ASTs/USTs - PCBs |
The work was completed in five weeks from initial contact to final report.
